Smart Access for a High-Risk Roof - Restoring a Home Others Walked Away From
With a steep pitch, limited side access, and a four-storey drop at the rear, this roof was considered too risky by more than a dozen roofing companies. We designed a custom rope access and anchor system to safely restore the roof, apply a high-performance coating system, and dramatically improve the home’s street appeal ahead of sale — all without the need for scaffolding.

The Situation
The homeowner was preparing to sell their property and wanted to boost its value with a professional roof restoration. The existing Colorbond roof, though structurally sound and rust-free, was a faded pale eucalypt colour and sat on a steep pitch over 35 degrees. The block itself was steep, with limited side access, which ruled out scaffolding.

After reaching out to over a dozen roofing companies, the client kept hearing the same response: too hard, too risky.
The Challenge
- Roof pitch over 35 degrees
- Limited access on both sides
- Rear elevation nearly four stories high
- No safe way to scaffold
- Poor roof aesthetics affecting resale appeal

Our Solution
We assessed the structure and found that the front of the home was safely accessible with a portable ladder. From there, we installed a custom fall protection and rope access system that included:
- 3Sixty fall arrest anchors
- AP141A wide-deck twin rope anchors
- LD402 fixed ladder bracket
- 12mm dynamic climbing rope
- 13mm static fall arrest lines
- Skylotec twin-rope access harnesses
- Work-positioning lanyards and industrial carabiners
This setup allowed us to fully access the roof without scaffolding. We carried out an industrial-grade pressure wash using a 4500 PSI washer to clear dirt and prep the surface.
All roof penetrations were resealed for water integrity using premium roof and gutter silicone. Hard-to-reach areas were hand-painted for precision. We used a Graco 795 Airless Paint Machine to apply three coats primer and Monument top coat from Regent Paints at 2100 PSI, achieving an even coverage of about 80 square metres per 20L bucket.
We removed each safety line and anchor as we completed the job section by section.
Throughout the project, two additional team members were onsite to manage rope lines, pass equipment, and assist with safety procedures.
